Silicone roof coatings have become a popular option for restoring aging commercial roofs for good reason. But like any roofing system, they aren’t the right solution for every situation.

The benefits, tradeoffs, and key considerations to weigh before restoring an aging commercial roof with silicone.

One of silicone’s biggest advantages is its resistance to ponding water and UV exposure. Once cured, silicone resists absorbing additional water and creates a flexible, seamless membrane that can accommodate the natural expansion and contraction of a roof.

A reflective silicone surface can also reduce heat absorption and help lower the cooling load on a building. When properly installed and maintained, silicone coatings can provide 10–20 years or more of additional service life, backed by a full system manufacturer’s warranty.

There are tradeoffs. Silicone attracts dirt and airborne particles, which can gradually reduce its reflectivity. Periodic cleaning and regular inspections are important to maintaining performance.

Preventative maintenance is the key to any roofing system and silicone coating restorations are no different.

Most importantly, a coating is only as good as the roof beneath it. Before recommending silicone, or any restoration system, the existing roof should be carefully evaluated to determine if coating is the right solution.
